dc.description.abstractÜlkemizde son dönemde konut arz ve talepleri hızla yükselmekte olup konut satışlarındaki hızlı artış yeni konut yatırımlarını desteklemektedir. Konut alıcıları zaman içinde daha bilinçli hale gelmiş, ihtiyaçlarına cevap veren konut projelerini seçmeye başlamıştır. Yatırımcılar tarafından her türlü ihtiyaca cevap verebilecek konut üretimleri niteliksel olarak hızla yükselmektedir. Konut alıcılarının bilinçli hale gelmesi ile beraber beklentiler yatırımcı-müşteri ilişkisi açısından karşılıklı olarak paralel hale gelmeye başlamıştır. Ancak gelir seviyesinin yükselmesi, kaliteli yaşam standartlarına ulaşma isteği zaman zaman konut alıcıları tarafından bir takım değişiklik taleplerini de beraberinde getirmektedir. Bu tez çalışması inşaat aşaması tamamlandıktan sonra müşteri tarafından talep edilebilecek olan inşaat, elektrik veya mekanik disiplinlere ait dekorasyon değişikliklerin diğer bir deyişle revizyonları süre, maliyet, kalite, kaynak ve teknik uygulama yöntemleri bakımından incelenmesini ve konut yatırımcılarına yol göstermeyi amaçlamaktadır. Bu çalışma sayesinde yatırımcıların fizibilite aşamasında müşteri değişiklik taleplerinden kaynaklanan ilave maliyet, süre, kaynak ve kalite unsurlarının değerlendirilmesi hedeflenmiştir.
dc.description.abstractResidential supply and demand in our contry has been increased nowadays. Regarding to supply and demand, the housing sales are supporting the new invesments. In time , residential customers are being conscious and begin to prefer residential areas which are provided for their needs. Thatswhy the investor companies are working on all types of needs for the customers. This situaton brings the increase of the new residantial high qualities and standarts. With the help of having conscioused residential customers, the expectations of the investor and clients are being similar. On the other hand, the more income level is increased and much more willingness to have qualified life standarts, the more client decoration change requests rising up. The main purpose of this thesis study is to guide for the investors how the client decoration change requests can be managed in the terms of budget, time, quality, resource and technical methods after completing the construction. In this thesis study has been aimed to guide the investors how to manage the budget, time, quality and resource on the pre-feasibility stage.
